Ballpark figures thrown around online can differ by $140,000 or more, and they’re all technically accurate depending on the project. Here’s what actually determines the cost.
Square Footage and Foundation Type
A ground-level addition on a crawl space or slab is typically the least expensive structural approach. For a 400–600 sq ft primary suite in the Richmond market — bedroom, walk-in closet, and en suite bath — a realistic installed range is $210 to $350 per square foot, depending on finish level. That puts a 500 sq ft addition at roughly $105,000–$175,000 before higher-end finishes.
A second-story addition costs more. Adding square footage above existing living space requires reinforcing the existing floor structure to carry the new load, which adds structural cost before you even frame a wall.
The Bathroom Is Where It Gets Expensive
Rough plumbing for a new bathroom runs $11,000–$25,000 depending on complexity and distance from the existing drain stack. Tile work, fixtures, and cabinetry add $21,000–$56,000+ depending on selections. The difference between a functional primary bath and a high-end one is largely a finishes and fixtures decision — and it compounds fast.
What Else Drives the Number
- Tying into the existing roof and structure. The roof transition at the addition has to be handled correctly — flashing and valley framing done poorly causes water problems for years.
- HVAC. Most additions need a new zone or mini-split. Older Richmond-area homes sometimes have undersized panels that need an upgrade.
- Electrical. Dedicated circuits, lighting, exhaust fans, and a panel assessment. Common issue in older Henrico and City of Richmond homes.
- Finishes. Flooring, closet systems, tile extent — these choices compound quickly in a suite meant to feel like an upgrade.
If You’re on Septic
In Goochland, New Kent, Hanover, and rural Chesterfield, adding a bathroom requires confirming the existing septic system is sized to handle the load. This isn’t a dealbreaker, but it’s a real variable that affects cost and timeline and needs to be checked early.
Permits Are Required
In Chesterfield, Henrico, and the City of Richmond, any addition requires building, electrical, mechanical, and plumbing permits where applicable.
