When Is the Best Time of Year to Build a Deck or Patio in Virginia?

Fall and winter are often the smartest times to book a deck or patio in Virginia. Here's a season-by-season breakdown of lead times, weather, and what actually drives the schedule.

Most homeowners start thinking about a new deck or patio in the spring, right around the time the weather turns and they start spending evenings outside. That instinct makes sense. But it means spring is also when contractors are the most booked, permit offices are the busiest, and your project is least likely to start quickly.

Here’s what each season actually looks like for deck and patio construction in Central Virginia — and why the conventional wisdom about “building season” is worth questioning.

Fall: The Real Sweet Spot

If there’s a single best time of year to build a deck or patio in Virginia, late September through November is it.

The weather is cooperative — cooler temperatures mean better concrete curing conditions, and the humidity drops enough that framing lumber and composite decking install more cleanly. Contractor schedules start opening up as the spring and summer backlog works through. Permit offices in Henrico, Chesterfield, and the City of Richmond tend to have shorter review queues. And because the outdoor living season is “over” in the minds of most homeowners, there’s less competition for contractor time.

A deck started in October is typically done before Thanksgiving — meaning you start the next outdoor season with it already finished and ready rather than watching construction drag through May.

Winter: Better Than You Think

Winter gets an undeserved reputation as a dead zone for construction. In practice, decks and covered patios can be built through most of Central Virginia’s winter without significant problems.

The main concern is concrete. Footing pours require ambient temperatures above freezing during the cure window (typically 24–48 hours). In Richmond that’s workable most of the time November through February, but it requires monitoring conditions and sometimes working around a cold snap. Framing, decking, and finish work aren’t weather-sensitive in the same way.

The practical advantage: lead times are shortest. Contractors in November and December have open schedules. You’ll get faster responses, earlier starts, and often better availability than in March when everyone is booked out.

Permit applications can be submitted any time of year. Submitting in January means you’re already in the review queue when spring conditions arrive. Waiting until April to start the permit process is one of the most reliable ways to push your project into summer.

Spring: High Demand, Longer Waits

March through May is when most homeowners want to build. Backlogs fill fast — by late March, quality builders in the Richmond area are often scheduling starts in May or June. If spring is your target, reaching out in January or February is not too early. Waiting until April almost guarantees a summer start. Concrete and paver work in spring is excellent — temperatures are ideal for curing and conditions are consistent.

Summer: Heat and Concrete Don’t Mix Well

Framing and composite decking aren’t dramatically affected by heat. But if your project involves a concrete patio or paver base, summer in Central Virginia introduces real considerations. Concrete poured at 90°F+ cures too fast at the surface, which can cause cracking and surface scaling. A good contractor manages this with early-morning pours and proper curing practices — but it adds complexity that fall and spring work doesn’t require.

The Practical Takeaway

The best time to build is the time you plan ahead for. If you’re reading this in late summer and want a deck for next year, the smartest move is to start conversations now — get on a contractor’s schedule for fall or winter, get the permit in the queue, and have everything in place. You’ll either have a finished deck before the cold settles in, or you’ll be first in line when spring conditions arrive.
